TBH all you really need is a better gfx card (1080/1080TI/2070/2080/RTX3060TI) and you'll be golden. I was running a 3770k rig until recently and even though the CPU was dragging the frames down a bit, the GFX card is often the main bottleneck. Where are you in the world?
